I have no idea where to start at the moment me and my husband are just paying off one vehicle and dont have any debt so its a perfect time to buy a condo/townhouse or even a nice mobile home in a nice area hes credit is quite poor its a little under 600 because hes very young and berely opened up credit we live in southern california and would like to buy a home.
What do we need to do before we even start searching for a home??
should we wait to build up are credit scores since im young too and my score isnt any better.

The housing market in my region of Southern California (Temecula/Murrieta/Wildomar/Menifee/Lake Elsinore) is a nightmare for me as a first time home buyer! I am single and looking to purchase a home up to 5K, using FHA. The problem is that cash investors in that market are taking up all the homes in my price range before I even have a chance! What do I do?!
My former realtor is worthless, she just was not interested in dealing with my situation (and I know the odds are against me in this market and most realtors are not interested in helping). I am wondering if at this point I should just contact listing agents directly for each house I like, and work offers through each of them. Meaning, I could actually be having multiple listing agents writing up offers for each property, perhaps at the same time, on my behalf? Does this seem feasible? I know it’s best to have your own agent, but I just want a house! My thought process is that if the listing agent gets to keep ALL the commission (instead of splitting with a buyer’s agent), might he/she be more apt to help me get my offer accepted? Am I really out on a limb here?

I’ve been pre-approved for home loan and now debtating between getting a place to myself or getting one and sharing costs with a roommate. I’ve been approved for 0,000. Location is the Northern California, Bay Area. (Oakland area + 15miles such as alameda, emeryville, sf, etc) I only want to pay about 0-0 a month if by myself. if i have a room mate, we colectivly can afford ,100-,200. I do not know exactly what costs are associated with home owning. Media and food and etc need not be considered… just basic average costs for home owning in East Bay while staying at my target budgets

Things have been going downhill with our buyer’s agent ever since we started negotiations. We feel as though they’re representing the seller’s best interests, not our own, and it’s resulting in headaches, frustration, and stress that we no longer want to be dealing with as first-time home buyers. What are our options for replacing them in the state of California? We’re already in Escrow right now, but we do not have a signed contract with our agent.
